QB Issue Resolution:

“We enter Rental payment to owner as “owner distribution” (see attached a check) and all expense enter separately when we need to make a payment.”

It is typical in QB for the Owner to be a Customer name for purposes of charging them your fee and expense reimbursement, such as from Repairs.

They would also be a Vendor for purposes of 1099 reporting their income.

That is done using a Clearing Bank account. You create their sales receipt or invoice, and the Payment for this deposits to Clearing Bank. Then, you use the Clearing bank to enter the gross payment to the owner-as-vendor name. Now you have a Gross entry. Now this bank balance is the Net.

The Real Bank account check, on its expenses tab. you select that Clearing Bank. This creates the Clearing Bank balance as 0. You mapped your Gross account and your Clearing account has the Gross Payment value.
