I also suggest using classes, assigned per property tax ID or deed to track all income and expense. You must fill out a Schedule E column for each property separately and P&L by Class is the easiest way to see the results needed. If you have items that are Unassigned or Overhead you must reassign those for taxes or place those separately on a Schedule C or other appropriate form. The IRS does not want to see anything by tenant or even indivicual apartment, just deeded address,
